Perhaps you have the ability but I&#8217;ve found so many people get bogged down or worse &#8230; make a major mistake that is very costly.<br/><br/>For an extensive remodel, you need the following: <br /> Knowledge of building, structure, design, codes Management skills and organization Systems to coordinate the efforts of everyone involved Time to devote to the project Knowledge of building materials Access to various professionals A do-it-yourself owner builder does not need to perform all the labor but coordinating efforts of others is critical. Though housing prices have slumped in recent years, the return on investment for home improvements has remained fairly stable. Thus, it can make good financial sense to build an addition or remodel your existing home rather than trading up to a new one. While recouping your financial investment should not be your primary reason for remodeling your home, it&#8217;s a factor to consider when deciding which project is right for you.<br/><br/>Generally, home improvements that add to the curb appeal of your house offer higher returns when you sell. In the 2009 Realtor Magazine &#8220;Cost vs. Value Report&#8221;, siding projects, replacement windows, and adding a new deck topped the list of best value-added projects, with kitchen remodeling rounding out the top ten.<br/><br/>Adding or replacing siding<br/><br/>In addition to improving the appearance of your house and reducing maintenance and upkeep, the right siding can provide additional insulation, reducing heating and cooling costs. Of the various kinds of siding, adding high-end fiber cement siding recoups most value when reselling your home, weighing at a return on investment of 86.7%. Fiber cement siding comes in various finishes and surfaces, resembling stucco or wood, but is fireproof and termite resistant.<br/><br/>Mid-range vinyl siding offers the next best return on investment at 80.7%, followed closely by high-end foam-backed vinyl. Be sure to look into Federal energy tax credits, available when you purchase and install certain kinds of high-efficiency replacement windows; they can save you hundreds of dollars on the cost of your project.<br/><br/>Decks<br/><br/>Installing a deck can recoup 81.8% of its initial cost to build; these projects can add a great deal to your enjoyment of your home and yard, as well. Maintenance-free decks of pressure-treated wood last longer; these are usually constructed of Southern yellow pine, though cedar decks are also popular.<br/><br/>Kitchens and bathrooms<br/><br/>Minor and major improvements to kitchens were also good investments, typically adding between 76% and 80% to the value of homes. Refacing kitchen cabinets is becoming more popular and can add more to your home&#8217;s value than more elaborate alterations; replacing outdated appliances with newer models was also cost-effective in most cases. While minor cosmetic alterations are often cost-effective, larger scale bath remodeling was not one of the top projects for recouping the initial investment.<br/><br/>Making your home a more pleasant place to live is always the most important reason for a home improvement project. Collections of hung artwork are not needed where one or two impressively perfect pieces will help not detract from the architecture of a particular room.<br/><br/>Look for strong geometric shapes and asymmetry. Chrome used in furniture construction can be enhanced by the addition of a single, heavy, chrome ball form. <div>I really don&#8217;t like the word &#8220;modern&#8221;. Modern becomes old all too soon. When you read an old book or article and they are describing something &#8220;modern&#8221; it often sounds silly compared to the present moment in which you are reading! <br />  <br />Okay, that being said, I used modern in the title a slightly different way. I&#8217;m talking about modernizing. Bringing styles current. This is a common reason to do a home improvement. <br />  <br />Three Popular Situations for Modernizing a Home <br />  <br />There are three times when home improvement is undertaken for the sake of modernization. I&#8217;ll mention the three then we&#8217;ll talk about easy and effective ways to accomplish the goal. <br />  <br />First: When you are preparing your home for resale <br />Second: When you are preparing to move into a new purchase <br />Third: To enhance your enjoyment of your existing home <br />  <br />Your specific reason or reasons will dictate exactly what you do to accomplish the improvement of your home. Before I get into a few specifics about each situation I&#8217;ll outline some of the most popular and effective ways to accomplish the process of modernization. <br />  <br />Most Effective Home Remodeling Tips to Modernize <br />  <br />Ways to modernize are virtually endless but here is some food for thought. <br /> Replace old style and worn carpeting Replace dated ceramic tile Remove old wall-paper Upgrade counter-tops Change out appliances Install new kitchen and bath cabinetry Change lighting fixtures Upgrade faucets and other plumbing fixtures Paint, trim, and window coverings<br/><br/>Hiring an interior designer is a great way to get ideas and get some direction. Most of the time you do not need to retain the designer to take charge of the project. You can simply pay her to give you some ideas or even prepare a plan that you can follow yourself. <br />  <br />But, before you dive headlong into your project, let&#8217;s go back and analyze your reasons for the home improvement. <br />  <br />1) Preparing for resale: When you are preparing to sell your home, many times you can get by just with proper &#8220;staging&#8221;. This is where you simply just dress up the home cosmetically. However, if your home is seriously outdated, this may not work. That&#8217;s the time you may have to start well before you list your home and take care of things like removing old wall-paper, adding new paint and trim, and replacing old-style, worn out carpeting. <br />  <br />2) Moving in to a newly purchased home: This calls for more extensive upgrading. Some things can be done over time, but I normally advise people to tackle the big items like new carpeting and other floor coverings, replacing of cabinetry and counter-tops, and changing of outdated fixtures like tubs, toilets, and sinks before moving in. <br />  <br />3) To enhance your enjoyment of the home: Certainly, the items in number two apply here. Yet, we would carry the project on with many things that can be accomplished over time. Light fixtures, new appliances, paint and trim, window coverings and many cosmetic changes can be done one at a time if you wish and can provide a significant change in the feel of the home. <br />  <br />For Profit or Pleasure <br />  <br />If you know your goal, your strategy will be easier to develop and follow.
